Zillow any town in Nassau or Suffolk county to see average property taxes run $12,000 to $40,000 per year. Commercial space? Forget about it, $60,000 to $100k and up for small places. My sons neighbor a long time ago had a garage built and it added $700. Probably a lot more today. I know someone that has an empty waterfront lot, 100×100 and a $7800 annual tax bill. Renting out doc space barely covers the taxes.
I have a brother in Ca, taxes are dirt cheap, I know, but they add costs to your gasoline tax. Years ago 1979 I bought a building lot, and paid only $42/yr tax. I sold it soon before the crash in 2008.
Nobody I know lives in NYC. I don’t care about NYC. I was there maybe 10 times in my entire lifetime. I went to the top of the Trade center building and the Empire state building. Its an interesting place, and where you go or live to make lots of money.
I hate to see you get stressed and upset thinking about what its like to live in NYC. I myself wouldn’t live in Ca for free. You should move to Suffolk County NY, you would love it if you can afford it. Many people have a little back yard cottage or separate apartment to rent to help with property taxes.

My old neighborhood, this guy paid $925k 15 years ago and trying to sell now for $925k. Probably $25k tax bill.

Wife and I looked at this house for sale around 1980 went for $42k. Heating oil and interest rates was too high and people were leaving to sun belt states.
